Home inspection infrared thermography finds what other home inspectors miss

The U.S. Dept. of Energy recommends having an infrared thermal imaging scan done before you buy any home because even new houses can have defects in their thermal envelopes

An old fashioned, partial home inspection depends on the unaided eyes of the home inspector. Even the best home inspector won't find what they can't see. Infrared Thermal Imaging (Thermography) makes it easier to find hidden defects and potential problems that will likely be missed by other home inspectors.

Our infrared thermal imaging camera, specially designed by Fluke for infrared thermal imaging during a home inspection, lets us inspect a home more effectively then by old-fashioned visual means used by other vermont home inspectors. Using infrared thermal imaging we will see more and better understand what we see. That's why all property inspections from WiseEyes include a basic infrared thermal imaging scan.

Building diagnostic thermography can find invisible problems in a variety of areas.

  • Moisture intrusion and water damage from unknown plumbing leaks
  • Water leaks present around windows, doors and other shell penetrations
  • Energy loss issues from missing insulation and air leaks
  • Heating, cooling and ventilation problems (HVAC), including ductwork leaks
  • Moisture caused structural issues including roof leaks
  • Electrical concerns around breakers, switches and circuitry
  • The presence of pests such as termites, rats and mice

What Infrared Thermal Imaging (Thermography) is NOT

  • MOISTURE METER - The infrared thermal imaging camera is NOT a moisture measuring device. What it reveals under the right conditons is a thermal anomoly that may be caused by moisture. Moisture issues are always confirmed by other means before being reported as definite
  • X-RAY VISION - The infrared thermal imaging camera is NOT an X- ray device. It does not emit any radiation of any sort. It cannot see through objects like an X-ray machine. It may detect heat differentials on the surface of a material that can indicate hidden issues that a trained inspector can recognize
  • SILVER BULLET - No technology can completey remove the risk that concealed damage may exist and not be detected. The IR camera sees temperature differences. If no difference exists then the camera will not detect any issue, even if it exists. The Infrared camera increases the throughness of a home inspection and reduces the risk of something being jmissed. But it does reduce that risk to zero

Training: A Wise Use of Year End Budget Money
When it comes to spending year end budget monies, the phrase “Use it or Lose it” often applies. Training can be a wise choice for those looking to reduce a budget surplus.

Infrared and the Information Age
New technology has created new ways of storing, presenting, and backing up your information. Automation is happening in almost every area of the infrared industry. Customer expectations are changing in this market and insurance companies are influencing what is acceptable for a “professional infrared inspection”. New standards such as NFPA 70E have created new headaches for thermographers as well as some new opportunities. Knowing what is happening in this information age and how to best take advantage of the opportunities it presents will be discussed in more detail during this presentation.

Calculating Infrared Inspection Program Payback
Calculating savings and/or avoided costs is one of the most difficult tasks associated with an infrared inspection program; however, doing so is required in order to gauge how effective a program is.

Going Green: Tracking Down the "Greenhouse Gas" SF6 with Infrared Thermography
Sulfur Hexafluoride (SF6), used as an insulator in high-voltage utility equipment, has been targeted for emissions reduction by the EPA. Together, the EPA and many major utility companies are working to better control SF6 emissions because it contributes more to the greenhouse effect than any other gas and has a projected atmospheric life of 3,200 years.

Heating Up a Surface Part 1: Testing Emissivity
It is often necessary to heat a surface to check its emissivity. Various methods are used in the field, some of which have possible problems.

IR Inspections to Diagnose HVAC Airflow
HVAC systems play an important role in building performance and tenant comfort. Under the right circumstances, an infrared imager can be used to help document and analyze airflow patterns within conditioned spaces.

Common Thermography Uses and Applications within the Petrochemical, Offshore Oil and Gas, Chemical, and Power Generation Industries
Thermography plays an important role within the petrochemical, chemical, and power generation industries. With the current global energy crisis, these energy-based industries must continue to meet high volume demands while reducing operational costs and preventing failures.

Heat Stress & the Human Body
For many, the peak of Summer brings high temperatures to the workplace. For others, high temperatures in the workplace are an everyday occurrence. Understanding heat stress and its attendant safety challenges is crucial for those working in hot environments.

Spare Parts to the Rescue
Seasoned professionals know the value of spare parts when it comes to facility maintenance. The principle of always being prepared can be successfully applied to an infrared inspection program as well.

The Internet for Thermographers
In 1996, Brian Thomas, a well-known staff member at SPIE, published a book entitled “The Internet for Scientists and Engineers” describing the many communications tools and resources available via the internet. He published several others books and the field of internet information has never looked back. Some of his work has helped put SPIE at the forefront of digital technology in professional society services. The internet has changed dramatically since that first book and today it offers tools and resources for technically oriented professionals that literally defy description.

Electrophysics to be acquired by Sofradir
Paris, France, and Fairfield, NJ, USA, October 6, 2008--Sofradir, a leading developer and manufacturer of advanced infrared (IR) detectors for military, space and industrial applications announced today that it will acquire Electrophysics, a US developer of advanced high-performance IR equipment. Sofradir expects to complete the transaction within 30 days.

Laying the Foundation
While any picture is worth a thousand words, a thermal image needs an interpreter. When thermal imagery is used as evidence, thermographers can expect to be called upon to testify.

Inductive Heating Hot Spots
Loose connections, overloading and imbalanced loads cause overheating of components within an electrical system. Depending upon construction and operation of the electrical system, a perplexing and possibly serious condition called inductive heating can cause non-current carrying components to overheat.

See What You’ve Been Missing: How IR Windows Can Help Prevent Arc Flash and Assist with NFPA 70E Compliance
Nearly all arc flash incidents occur when someone is working live with switchgear covers removed. However, using infrared viewing panes as a part of your IR inspection program eliminates the risks associated with live thermography. When there are fewer risks, more inspections can be completed due to safer access, and this reduces the number of equipment failures because of routine monitoring under loaded conditions.

Selecting an IR Training Firm
As thermography has gained in popularity, the demand for training services has also increased. Since operator training can have a profound effect on the success of an infrared program, obtaining quality training is of paramount importance.

Thanksgiving Safety Tip
When it comes to heat transfer and safety, thermographers traditionally think of the workplace. With the Thanksgiving holiday upon us, neither of these topics should be overlooked when it comes to preparing the holiday feast.

Storing & Transporting Your IR Equipment
Among thermographers, few things can cause an acute stomach ache like damaged equipment. Damaged equipment is not only costly to repair, but may also interrupt an inspection program while the equipment is being repaired.
